Lake Joseph Boathouse

A rotten first-generation steel dock rebuilt in place, then grown into a two-storey boathouse that looks like it’s been sitting on the lake forever.

§ 01 — THE CONSTRAINT

Rebuild it, don't expand it.

The clients came to us with an existing boathouse and dock sitting in an environmentally protected zone. Steel piles have no real effect on the lakebed in the eyes of the ministry, so we could rebuild — we just had to hold the existing footprint and work outside the fish spawning season. That dock needed it: it was one of the first steel docks built in Muskoka, the standards have improved a lot since, and it had gone rotten.

§ 02 — THE SECOND STOREY

New frontage, an old-soul boathouse.

The clients and their neighbours bought the property between them, and the added frontage finally gave them enough to go two storeys. We raised the height to match that standard and worked to make the building feel like the original on the property — like an old boathouse that had always been there. Nothing about it announces that it’s new.

§ 03 — THE CHARACTER

Steel, cedar shakes, and doors that disappear.

We built the character out of materials that age into the lake rather than stand out against it — a steel structure under cedar shakes. The only real modern touch is the large garage-door openings, and they earn their place: open them up and the boathouse opens with them, the wall all but disappears, and the inside becomes part of the water.

§ 04 — THE DESIGN STRATEGIES

Working inside the rules, not against them.

A protected shoreline and a tight footprint set the terms. The design came out of solving each one in turn.

Stage 01 · The Foundation

A protected zone and a rotten dock. Steel piles let us rebuild on the exact existing footprint without disturbing the lakebed, scheduled around the fish spawning window.

Stage 02 · The Frontage

A second storey wasn’t allowed until the clients and their neighbour bought the lot between them. The added frontage unlocked the height, and we matched the standard to make it feel original.

Stage 03 · The Character

Cedar shakes over steel give it the look of a boathouse that’s always been there; oversized door openings are the one modern move, letting the whole face open to the lake.
