We took a variance and pushed the boathouse to the maximum legal area, then carried the dock out past that line. The reviewing authority liked the approach — the boathouse stays where it should, and the dock does the reaching, so the clients can come in without the motor and grab the dock in low water. - [Lake Nipissing Mountain Modern](https://www.corbinpatten.com/projects/lake-nipissing-mountain-modern/): This project began with a conversation about pain points: an undersized primary suite, no en suite, and a layout that no longer fit how the clients lived. They had been in the house for years — they loved the view, not the building. By the time we sat down together, the cost of a proper renovation and the cost of building right had come close enough to make the choice clear. The design language is mountain modern — clean lines, natural materials, a Pacific Northwest sensibility brought to a Lake Nipissing waterfront. The west-facing site demanded a deliberate approach to daylight: a clerestory window band at the upper wall draws afternoon light into the living room and north-facing kitchen throughout the day. Side windows are positioned high across the building — bringing light in without direct views into the neighbouring lots. A large stairwell window feeds the basement level. Lake Nipissing's wind shaped the site plan as much as the views did. The barbecue zone sits on the road side of the house, sheltered under the entry porch, with direct access through a secondary door into the mudroom, pantry, and kitchen.
